Cancellation Policy
β’ Cancellations should be in writing and are effective from the date we receive and acknowledge your fax or email.
For Monthly & Christmas/New Year's Rentals:
β’ Cancellations made from day of confirmation until 120 days prior to arrival β 20% of the total rent as cancellation fee.
β’ Cancellations made 119-90 days prior to arrivalβ 50% of the total rent is non refundable.
β’ Cancellations made 89 days or less prior to arrival β 100% of total rent as cancellation fee.
For Weekly Rentals:
β’ Cancellations made from day of confirmation until 90 days prior to arrival β 20% of the total rental as a cancellation fee.
β’ Cancellations made 89-30 days prior to arrival β 50% of the total rental as a cancellation fee.
β’ Cancellations made 29 days or less prior to arrival β 100% of total rent as a cancellation fee.
Deposit Policy
β’ 50% of the total rental price is due within 48 hours from the time of submitting the rental agreement.
β’ Bookings shall be confirmed by email by the Company on payment of the deposit.
β’ Receipt of any deposit prior to the Company's written confirmation of the reservation shall not constitute acceptance of any booking.
β’ All payments shall be made to the Company by credit card, email money transfer, wire transfer or in cash.
Monthly & Christmas / New Year's Rentals:
β’ The balance shall be payable 90 days prior to the commencement of the holiday.
Weekly Rentals:
β’ The balance shall be payable 30 days prior to the commencement of the holiday with the exception of Christmas & New Year's

The condo was clean, and well-equipped, with close proximity to Santa Cruz, the beach and nearby restaurants. The infinity pool and surrounding terrace were great. The Bayside representatives were all excellent.
"Pretty much perfect"
One week at Ziba Suites 3rd floor facing the road and mtn., was pretty much perfect. Beautiful rooftop amenities and views. Very well stocked kitchen, spacious terrace/balcony and nice decor.
Not all of the suites are finished and a few gardening areas are still in progress but very close. We didnβt experience any construction noise.
The tour buses unload and load across the street so some bus noise. The 2 restaurants across from Ziba had great breakfasts.
