Cancellation Policy
• Cancellations should be in writing and are effective from the date we receive and acknowledge your fax or email.
For Monthly & Christmas/New Year's Rentals:
• Cancellations made from day of confirmation until 120 days prior to arrival – 20% of the total rent as cancellation fee.
• Cancellations made 119-90 days prior to arrival— 50% of the total rent is non refundable.
• Cancellations made 89 days or less prior to arrival — 100% of total rent as cancellation fee.
For Weekly Rentals:
• Cancellations made from day of confirmation until 90 days prior to arrival — 20% of the total rental as a cancellation fee.
• Cancellations made 89-30 days prior to arrival — 50% of the total rental as a cancellation fee.
• Cancellations made 29 days or less prior to arrival — 100% of total rent as a cancellation fee.
Deposit Policy
• 50% of the total rental price is due within 48 hours from the time of submitting the rental agreement.
• Bookings shall be confirmed by email by the Company on payment of the deposit.
• Receipt of any deposit prior to the Company's written confirmation of the reservation shall not constitute acceptance of any booking.
• All payments shall be made to the Company by credit card, email money transfer, wire transfer or in cash.
Monthly & Christmas / New Year's Rentals:
• The balance shall be payable 90 days prior to the commencement of the holiday.
Weekly Rentals:
• The balance shall be payable 30 days prior to the commencement of the holiday with the exception of Christmas & New Year's

"Perfect location & the condo had everything we needed!"
We stayed at Eleven by Cosmo. It was a perfect location and the condo had everything we needed! Great outdoor balcony, spacious, clean rooms, perfectly equipped. We loved our stay there. Bayside was awesome! They met us at the condo (Marce!) and made us feel so welcome. We did the Play and Stay and felt it was a great experience. Our goal was to learn more about the area in hopes of buying in the near future. The Play and Stay package was perfect because we were given many tried-and-true restaurants to dine at (small local owners as well as larger restaurants) The Cooking class was definitely a highlight. Bianca 🙂 gave us a very informative tour of the area and helped us set up some surfing lessons! Overall, Bayside took care of everything we needed and was so personal. It was a great experience.
"Great location!"
We just got back from 2 weeks in paradise. We stayed at Eleven by Cosmo, (Unit 76550). It was everything we expected and more. There are 2 pools which are seldom used. We had one pool to ourselves almost everyday. It was just steps (less than a city block) to Arrocito Beach. The condo had everything we needed. It was very clean and comfortable with a beautiful patio and view of the ocean. The grounds are very well maintained with friendly staff. Bayside checked on us several times to make sure everything was going well. We only used the AC at night for sleeping, otherwise we left the place open and had a pleasant breeze. This was the second time we stayed at Eleven and will probably be coming back again. Great location!!!
